Move-In/Out (MIMO) Report

A Move-In/Out (MIMO) Report is a very granular report to document the condition of the property at the time of occupancy, and again when it's time for the tenant to vacate the property. This detailed report, with extensive photos of the interior and exterior, provides a snapshot of the property's condition to protect all parties involved and remove any confusion or dispute regarding what has happened to the property during the tenancy.

Initial/Acquisition Report

The Initial or Acquisition Report is a thorough assessment of the condition of the property at the beginning of a management agreement. This report outlines any major issues, such as code violations or safety concerns, and protects the new property manager from liability for failures of a previous property management company. This report is often performed on an occupied property, so some details may be missing due to accessibility or tenant privacy issues.

Periodic/Lease-Renewal Report

A Periodic/Lease-Renewal Report provides a review of the property, looking for potential liability and maintenance items. This report is less detailed than the other rental property inspections, providing more of an overview of potential issues. Items that are documented include any unreported maintenance issues (such as a water leak), checking for maintenance items that the tenant is responsible for, and identifying any potential insurance risks.
